Litir Chumhdaigh

We are proposing to change the zoning on a 0.57 hectare site on the Dublin Road which is currently zoned for Tourism and Leisure. This site has never been used or developed for this purpose under the 2012 - 2018 development plan. It currently sits at the entrance to a residential area - Castle Oaks, and would best serve this location as residential in use. As it is the entrance to the town a well-designed, well landscaped proposal would suit, possibly with a 5-10m planted buffer to the R448 allowing the development to be screened.

3. Population and Housing

The site is currently waste land and extremely unsightly when entering the town. The zoning of Tourism and Leisure is not viable in today's society while a small, well designed, well proportioned, well planted housing concept, of low density would be a much more attractive entity when entering the town on its busiest route. It has available services to the site and has already an existing access point. It has a cycle path and footpath to the boundary and has some mature planting already in-situ.
